Job Details / Description:
Under regular supervision, the Zoning Plans Examiner performs highly responsible technical work in the enforcement of the development regulations of Winston-Salem and Forsyth County, as well as those of Clemmons, Lewisville, and Walkertown, and does related work as required.
Examples of duties:
Reviewing permit applications, plans, and specifications of any proposed construction to verify conformance with the appropriate development regulations;
Coordinating and distributing plans and specifications to other areas within the organization for necessary reviews and explaining necessary changes noted by the organization to interested parties;
Conferring with contractors, architects, engineers, property owners, and the general public to explain and interpret development regulations, inspection procedures, and requirements for obtaining permits;
Providing project status updates;
Resolving complaints and related problems as they pertain to projects under review;
Preparing and maintaining necessary records, reports and procedures; and
Consulting with and advising building inspectors regarding difficult or unusual zoning circumstances.
Job Candidate Qualifications:
Education and Experience: Any combination of education and experience equivalent to a high school diploma supplemented by technical level course work in architecture, engineering (civil or structural), or planning, as well as considerable experience in construction or engineering inspection, planning, or engineering drafting and design. Applicants may also have any equivalent combination of training and experience which provides the following knowledge, skills and abilities.
Knowledge, Skills and Abilities: Knowledge of and ability to interpret and enforce the UDO ClearCode of Winston-Salem and Forsyth County, as well as the development regulations of Clemmons, Lewisville, and Walkertown; ability to read and accurately interpret site plans for zoning compliance and to compare them with construction in process; ability to effectively communicate with property/building owners, contractors, public officials, and the general public to foster positive working relationships.
Applicants must also be in possession of a valid North Carolina driver’s license and possess or have the ability to obtain certification from the NC Association of Zoning Officials (NCAZO).
